Constructability reviews are one of the highest-return investments an owner can make during the design phase. Every dollar spent identifying issues before construction saves many times that amount in avoided rework, delays, and change orders.

Effective reviews require the right participants. Include experienced field personnel who understand how designs translate to actual construction. Architects and engineers think in terms of final product; constructors think in terms of sequence, access, and logistics.

Focus on high-risk areas first: complex structural connections, tight coordination spaces, areas with multiple trades working simultaneously, and elements that require specialized equipment or techniques. These are where design oversights most commonly create field problems.

Document findings in a tracking log that requires design team responses. Each issue should be categorized by severity and assigned to a responsible party with a resolution deadline. Follow up to ensure issues are actually addressed, not just acknowledged.

Consider staging reviews at different design milestones. A review at 60% design can catch major issues before they're deeply embedded in the documents, while a review at 90% can focus on coordination details and sequencing concerns.
