Earned Value Management (EVM) remains the gold standard for integrated cost-schedule analysis. By comparing planned value, earned value, and actual cost, EVM provides metrics like Cost Performance Index (CPI) and Schedule Performance Index (SPI) that enable trend-based forecasting.
However, pure EVM has limitations on construction projects where productivity can vary significantly across different phases. A CPI calculated during demolition may not predict performance during complex MEP installation. Consider phase-specific forecasting that accounts for work type variations.
Risk-adjusted forecasting adds another dimension by incorporating probability distributions rather than point estimates. Tools like Monte Carlo simulation can model the range of possible outcomes and help determine appropriate contingency levels.
Regardless of methodology, the key is consistent application and regular updating. Forecasts should be produced monthly at minimum, and variances from previous forecasts should be explained. This creates accountability and helps identify whether forecasting assumptions need adjustment.
